I have done an immense amount of work in my education phase from reading a few books by Brandon Turner and Joshua Dorkin as well as listening to the BP podcast and the real estate rookie podcasts daily.

We were able to live in an area that gave our children a good education and the rental paid our very high property / school taxes.I learned to be a landlord and made good friends along the way.

Being one who’s incredibly patient and makes very educated decisions, I’m just soaking up as much knowledge via book (just read Financial Freedom with Real Estate Investing by Michael Blanks) and free audiobooks via YouTube (Rich Dad/Poor Dad, The Millionaire Real Estate Investor) and many podcasts on here.

Spend some time getting educated on investing and during that time save up money.

You simply need to change that thought by educating on the subject, surrounding yourself with people doing it and then taking action.Educate.
