A proper modern Crawlspace has >= 24” clearance thus all sewer lines are easily accessible. 

I would expect you to go off on little issues easily and expect perfection.Also, generally people want to see the  house before they fill out an application.

You could easily lose lots of money and time with a contractor. 

If they are professional, they can explain this quickly and easily.

The talent that resides in California can easily work on projects in Texas and vice versa. 

I'm thinking that well ****, even if they move out in 18months, the house will have appreciated even more and I could resell easily.

They can be easily jimmied, a window can be cut or broken, you leave the windows open for ventilation, your kid forgets to activate the lock on the way out the door, you change locks but forget to change the garage door code that's programmed to the previous renter's car, etc. 

You are then able to change the beneficiary when you get a partner easily.
