Hello, I own a 12-plex, built in the 1920's, with a decorative awning that is deteriorating.

I average $2,800 on my 4-plex.

ADUs, carriage houses,  casitas, MIL apts, etc are far from your typical plex where you live in one and rent out the same floorplan to others.   

Purchase price: $235,000 Cash invested: $10,000 Tri-plex, all separate meters, no house electric.

Basically, a dedicated "rooming house" or 6-plex that would let me get around apartment zoning regs, commercial loans, etc... for a SFH price and financing.I realize managing 6 separate tenants would be more work than a standard family, but as recent BP podcasts and blogs have highlighted, the cash flow can be significantly better.Thoughts?

Some people need to hit the casinos to feel alive, others are just fine being comfortable. 

It is an 8 plex near where I live and is rented under market by about 20%.
