You have the right wealth-building mindset.

You just need to have a good foundation repair company and a good plumber (or multiples of each) on your team.Just watch out for the big ticket items:  foundation, plumbing, electrical, roof and AC - these can quickly bust your budget if you aren't planning to repair/replace them...Remember that the older you go in terms of build year, the more of the above issues you are likely to run into.

If you are just looking for a turnkey rental, there are probably better deals out there.I would also advise that with an unstable job, tying up a big chunk of cash into a property, might not be the wisest play to build a foundation for later.

I did this on a commercial building a few months back and the owner called me.

If I build a full road to the property, I would have to build 240 feet before I would reach the corner of my lot. 

Despite being aware of the initial no-repair status, I opted for a home inspection, which yielded pleasantly surprising results with minimal concerns, primarily cosmetic.
