There is an association of hard money lenders who have advocated using the term of private lender, basically on two aspects, one is advertising and the other was to distance themselves from the image of past hard money lenders of the past who didn't have a stellar reputation in the banking community as purely asset based lenders.

The condo associations really drive the value of your condo (how well the grounds are maintained, etc), and the politics and stuff that happens behind the scenes of those condo associations can be crazy.

The bigger wholesalers here are the courthouse steps guys,, and to an extent that was me as I was one of the top buyers in this market for years. but I 90% of the time did full rehabs and retailed.But I have friends and business associates that are the major wholesalers if you can call them that but they close on the deals they don't do much assigning.. you have some one offs assigning but its generally cash and carry around here.
