I do all of my own repairs plumbing, painting ,mason work, landscaping, sheet rock, tile work.

The property does not cash flow when including repair cost, vacancy, landscape cost and etc. 

To be able to come out even with a STR, you would need to make some $5-6K a month (mortgage + taxes + commercial insurance + management + vacancy + CapEx + utilities + supplies + landscaping + furniture replacement).

I have always been told kitchens & bathrooms are the biggest money makers followed by exterior refacing and landscaping.

(shades / blinds / apt mailbox / lights / outside photos landscaped) - Is the listing accurately priced?

@Jacob Blackett   Sorry Jacob that's were you lost me if you think owner occs are going to buy 50k homes to live in.. that's not going to happen at any type of velocity that would liquidate your Holdfolio... exit to turn key buyers is the ONLY exit there... at least in my 16 years of funding this product all over the mid west.. and owning about 350 of these type of properties including a bunch in Indy and financing probably 200 of them for Alpine and others.If you were buying in the vinyl villages or better neighborhoods I get that.. but then again it would make your model tough to get the returns ... we all know that C class on paper looks the best and that's why folks gravitate to it.

Landscaping my vacant homes.

We have boots on the ground to take care of maintenance, landscaping, trees, plumbing, electrical, improvements, face to face and communications.

Remember prior to WWII the U.S. landscape was in large part a cash society, WWII changed everything.
