Less competition up that way as well. 

Even if submetered you'll see most active rentals only charge electric and gas if you take a look at your competition.

Like I mentioned, we had renovated certain properties soaking $10-17k into the 2 bdrms to get them where we wanted them to be better than our competition and not have disrespectful people in the properties. 

They usually can keep competitive and keep closing cost low.

Wow that's a great profit in a competitive market.

That is why most fail when the owner dies.And "Non Competition Clause" LMFAO, try enforcing that when  his cousin opens up the same business a block away.

No doubt the change was pushed by the industry purportedly to help consumers but actually to limit competition and further monopolize the MLS.
