And again I say THANK YOU :) Bill I would vote you two times but is not possible.House is from HUD three months on list and there is no PCR so I asked the listed broker for a condition report and this was his answer: "needs garage doors for double garage, home has good siding and roof, newer high eff furnace, 4 br nice bath, needs some work on hdwood floors 2 rooms, has newer windows three with bb holes, paint carpet needed, storm/ entry doors, updated electric ran no plug ins or fixtures in spots, other wise pretty good for price".

So, I want to hear some opinions on how wise you guys think it would be for a young person to throw in everything theyve got with relatively little experience

In addition, it would be wise to invistigate any miscellaneous business laws which forbid you to receive a referal fee.If you cannot do note finding legally, then become legal, or get out of the business before the state puts handcuffs on you.

It would be wise in, my opinion, to give them full credit for the Option Fee and partial credit off the sales price for any monthly payments you collect.
