HELOC's on investment properties are hard to come by and like Devin said, they are 2nd lien products.

Nobody can sell your services as well as you can, mainly because people, especially when trusting a large investment, like speaking with the owner.Also as eluded to above, what is your experience? 

Well they wont know it and to save money by not having a lawyer advise them .. boom they take title to all sorts of nasty crap.
