I have learned that "auctioned" does not necessarily mean sold.I'm sure lots of properties are sold at auction but I probably wouldn't waste my time unless it was a no-reserve auction/absolute auction.

(see previous threads) I don't waste my time on this anymore.I will credit George Alexander though - he apparantly does have conversations with my contacts more frequently now (although, I am not sure what they talk about b/c he hasn't given them any good news or money).If you choose to get involved with this -be careful.

If not, I haven't wasted any time and they remember our nice talk.But I'll be very honest and tell you that recently I had a very clean, state-employed family lose one of their jobs and not pay the rent.

The properties are SFR, but yeah the apprecation could be more like 4-7% (Houston and Austin).So what I'm hearing is, unless you're cash flowing, buying and renting properties is a waste of time and doesn't fit the mold of the "buy and hold"strategy??

That is, until I got tired of them refusing to help themselves and work when they had the chance, leaving their kids unattended while they went out and got drunk and/or made more babies, locking the kids out of the apartment to protect their 40" plasma TVs until they got home, and all the wasted taxpayer-funded healthy produce food deliveries that went unused while welfare recipients got take out.

The life estate document also usually prohibits the LE tenant from "wasting" the property or allowing it to deteriorate.

, pad prep, plumbing, can the well service the additional load at peak times, etc.  

If you can't negotiate one of those, don't waste your time.
