I have learned that "auctioned" does not necessarily mean sold.I'm sure lots of properties are sold at auction but I probably wouldn't waste my time unless it was a no-reserve auction/absolute auction.

(see previous threads) I don't waste my time on this anymore.I will credit George Alexander though - he apparantly does have conversations with my contacts more frequently now (although, I am not sure what they talk about b/c he hasn't given them any good news or money).If you choose to get involved with this -be careful.

The properties are SFR, but yeah the apprecation could be more like 4-7% (Houston and Austin).So what I'm hearing is, unless you're cash flowing, buying and renting properties is a waste of time and doesn't fit the mold of the "buy and hold"strategy??

That is, until I got tired of them refusing to help themselves and work when they had the chance, leaving their kids unattended while they went out and got drunk and/or made more babies, locking the kids out of the apartment to protect their 40" plasma TVs until they got home, and all the wasted taxpayer-funded healthy produce food deliveries that went unused while welfare recipients got take out.
