However, once you become a repeat client and s/he knows your word is better than the average investor, and you're making >200k investments with a 3% commission, I'd wager they will go above & beyond the normal call of duty to feed you deals. 

Better to work both as an Agent and a Wholesaler versus only one transaction type.

This is typically why it takes a much higher dosage of clear denatured alcohol to suffer permanent negative health effects, and you'll be vomiting faster ingesting a similar amount of clear versus green alcohol (kids, don't try this at home!).

@Nathan Shankles I don't have a ton of input here, @Michael Noto addressed great pointsJust wanted to add, during a recent refinance in CT where we transferred ownership to an LLC our attorney advised us to utilize the warranty deed versus the quitclaim because the quitclaim would void our title insurance and end up costing us much more than the additional few dollars to file a warranty deed. 

But as long as this is not "my family versus your family," I would think that investing in these tenants and your relationship with them in this way is likely a good idea.There is another consideration.
