Duty to mitigate... welcome to what we have in most other states. 

I am active duty military relocating to Millington, TN (near Memphis).

There are typically few duties from the borrower to the lender outside those stated in the contract (statute of frauds, aside). 

I am active duty military and retiring after 20 years of service, so my primary goal is cash flow.

Another success story is an active duty friend of mine that is currently stationed in Okinawa Japan renting his 5 bed 5 bath home by the room in Oceanside.

So I’d like to buy a house for my next duty station.

I say this as a millenial that graduated from college with $80K+ in debt, paid off all of my student loans by 29, net worth of $1M by 32, with an active duty military salary and real estate agent wife the whole time.

This is true for not only property management but property sales as well.The CA department of real estate holds the broker of record responsible for the actions of licensed and unlicensed employees working under their license, via broker's 'duty to supervise'. 

Is there a vital piece of the cog I am missing here?
