Regardless I am planning on doing a few upgrades regardless.+ This duplex has no ceiling fans so I'm planning to install them in. + The side im living on has no tile so ill be add tile across the whole house.+ New AC unit on the side im living on+ Adding gutters around the whole duplex+ Repaint the duplex+ Adding minimum landscaping Lessons learned?

@Kyle Fairbanks it sounded to me you were forcing appreciation by upgrading the property too.

I should have mentioned that I am not opening a new line, I have been with them for many years and have great credit, but wasn't sure upgrading to a new one would hurt?

I upgraded the kitchens, bathrooms, and installed new flooring and painting throughout.

Bought under market value and did cosmetic upgrades to force 30k in equity in 6 months.

Due to updated electrical codes, they had to upgrade the electrical panels and add a common electrical panel so I figured this would be a great time to buy as all of the electrical panels and wiring would be updated by the seller.

It does serve a purpose in allowing business to upgrade and change without a tax consequence. 

Maybe paint, flooring, fixture upgrade, etc.

Additionally after upgrades I can charge more for rooms and turn it into about $18k/ year...

Cosmetic upgrades including walls, floors and electrical outlets.
