Maybe do a better job at sharing your criteria with applicants up front (either pre-screening over phone or in person) so you dont waste as much time with showings, applications, and running background checks for naught. i.e. felony criminal background, any evictions or landlord court proceedings grounds for disqualification.

And we do "screen" prospective guests' pets somewhat - I suppose if someone was looking to bring a rottweiler, german shepherd or similar breed, we'd think twice about renting to them.

However my target purchase price would need to be roughly 70% of ARV - rehab costs - assignment fee; 155k - 70% of ARV = $108,500$108,500 - $15k rehab$93,500 - assignment fee= MAO of $87,500Now doing the math and writing this all out, & seeing it on my screen - I have my answer.
