It is worth the investment in a little time to try to see if a tenant has the ability to get current rather than immediately pull a trigger and create a vacancy and a need to prep a unit.

Don't feel like you need to be pulling the trigger on a deal every other day, be patient. 

I am hoping to get a few additional eyes on these numbers and get a few other perspectives before pulling the trigger.

I'm not trying to be harsh but those don't sound like compatible statements.

If a tenant is harsh on them and they break often, I'll stop fixing and supplying them for that tenant. 

I don't mean to sound harsh, but this tenant ignores you, refuses to maintaining your property (HVAC), damages your property, violated the lease by moving in another person, and you "don't want to lose her as a tenant"!
