Window replacement, carpet replacement, yard work, need to paint the walls, patch up a hole in the dry wall.

I once had a couple of kids cleaning out a duplex we bought that was so bad I was dry retching walking through it.

Multiple property managers within my network have expressed concern around eager out of state investors pulling the trigger on properties far above market value  to later realize that they had overpaid.

You would have to factor not just a plumber to fix the leak but perhaps a contractor to repair the dry wall and 2 by 4s or even pest control to detect if there were termites.

This environment gives a ray of hope and encouragement to the enormous amount of dry powder sitting around waiting to be deployed.

I don't know any flippers and all the local contractors I've called are so completely booked until winter I can't even get an estimate to dry in the building. 

Looking forward to pulling the trigger on my first deal by the end of the year and I'm just trying to get as many ducks in a row as I can.

@Mike SteffenYou don't need to be a partner in his company to trigger a 1065 obligation.The mere agreement to share profits of a venture might rise to the level of a general partnership and trigger the 1065 obligation. 

But we are having a hard time pulling the trigger on the first property.
