I finally pulled the trigger on my first deal when my wife’s cousin, an experienced investor, looked at a deal I was eyeing and gave me a thumbs up on the numbers (including estimated rehab costs after walking through the place with me) and that gave me the confidence to go forward.What challenges or fears did you overcome in order to do your first real estate investment deal?

It's probably not the right path for most people, but if you're a bookworm like me, it might be worth a shot.Anyway, hopefully one of these days I'll get around to pulling the trigger, till then, anyone need some offers written?

You may be able to find an advisor who tells you that you can do it , but you introduce a compliance risk no matter who tells  you it is okay.

She would not give my wife a copy of this map and Im wondering how can I get a copy without triggering red flags and destroying docs by the property management.

I just heard back from my Custodian's compliance department.

You will never know everything, you will continue to learn and you MUST eventually pull the trigger on getting involved or you won't ever start.

In other words, you just don't follow the rule, you also must file this form with the SEC to be exempt from securities regulation and in compliance.
