Reframed windows, insulated everything, laminate hardwood floor downstairs, carpet upstairs, updated kitchen & tiled bathroom.

You could probably get away with cleaning the carpets and paint, but I'd be replacing a lot of the carpet with tile for better durability.My concern is the yard could drop me into the low end of the rental pool.

I'll try and post some pics of my recent spec. 90 days from digging footings to CO. 2300 sq ft and LOTS of tile time and cabinet time.

To address your question: plumbing, sheetrock, interior moldings, exterior masonry, tile or hardwood, flat work, & landscape/irrigation.

I give specifics on comps (new tile countertops, vs our new "granite").

The next meeting is the Vendor Tradeshow where allsorts of "trades" will be having tables / booths: contractors, lenders, flooring suppliers, kitchen cabinet suppliers, Home Depot - that's just a short sampling.

Minor repair OK (ie. oil change)-lease also says that the tenant is responsible for damage caused by their invitees or guests-sign off on "end of lease checklist". send 30 day letter spelling out what needed to be done to prevent charges. ex broom clean (100) no stains on carpet (50 per), lawn mowed within 2 days of vacating (50), oven (50), tubs (25), sinks and tile floors " sparking" , no dog poop in yard (5/pile), all light bulbs working (10), all light fixtures clean (10), windows " sparkling", no cobwebs, auger toilet, rekey locks (per cylinder), painting (per room, or SF), cleaning appliance, stripping/waxing per room, carpet shampoo per room, light cleaning, heavy cleaning, trash removal per pickup load, etc-----Have several LLCs and hire one of them to do the work and subtract from deposit.

It may be time to refinish that wood floor or regrout your tile.

When we put ceramic tile in the kitchen and dining area I did 90%.I finally got my partner to agree to a buyout and owned it for another 7 years, good cashflow the entire time and free and clear the last 2 years.
