Florida has just passed a state law defending landlords against squatters! 

I will need to read up on Montana law for this, but my assumption is I don't need to give 30-days notice if the tenant breeched the contract making it void due to their breaking the agreement by interfering with the quiet enjoyment of neighboring tenants/ property owners. 

@Yasmin Sharbaf if it’s not new construction, your agent would usually have shown you current tax records including what they list as square footage, especially if that was a known concern of yours.

What happens if STR is shutdown (laws/hoa/etc) and you still have 24 months of a lease left?

There are tax filings and yearly fees associated with them. 

If I pulled to put on a rental property for around 200k then after property tax, property management, mortgage, insurance I’d probably be cash flowing much less than my 5.5% at the moment. 

Make sure the title company is familiar with all the local and state laws and regulations. 

Do they leverage the purchase for taxes and depreciation?

It is simply the IRS tax law.

@Dennis Hill if the house meets standards of that size family, enough beds baths and room size for children, then follow your standard rules, like I make anyone 18+ years of age qualify on their own unless they are a dependent of main tenant (prove with current tax return).
