Once you have it under contract then you talk to the tenants and really figure what's going on.

In the meantime he's just started wholesaling and reaching out to buyers/sellers and making offers already....not of ton of experience yet but if you want to connect with someone to talk about the process he could be a good contact.Ping me if you want his contact info. 

Need to talk to your local planning and zoning board and find out what they will allow on that particular parcel and then go from there. 

After talking to 3 different big banks who said "No due to seasoning requirements," I finally got my credit union to refinance with no cash out on the home my parents deeded over to me 3 weeks ago.

So to say that a wholesaler price is not negotiable is completely laughable.As another said, start small like you are talking about.
