For years we never included w/d (tenants are hard on that kind of stuff) but the last few years we started noticing more people asking if it was included, so a few years ago we had a property that had a difficult laundry room so we included it there and it went over great - so that's another area we've added.From what I have seen, more tenants are looking for "all accessories included" than "a la carte menu" leases.

For the contract stuff you should talk to a lawyer about that and someone already utilizing the strategies you are discussing, know the risks of the strategy you want to implement before moving forward and maybe try to shadow someone already doing them.Again my initial recommendation is that you put your work ethic and drive toward something with a more predictable payout, stop wasting hours working for Walmart, bring your earnings up and continue learning about this industry and then make a move for something bigger once you have a nest egg built up and have taken the time to develop enough skills to make it in whatever you decide to pursue.

Because quite a lot of Home Depot/Lowe's stuff is right up there as far as the carcasses go, and if you want a higher-end look all you have to do is veneer the frames and change out the doors from a refacing outfit to get pretty much anything you want.
