Some have even said they left for a couple weeks and returned only to discover the problem.  

I have established a company with a partner and I have studied and now I am ready to go but my mind is filled with so much information that just can't seem to figure what I do first.  

I come across folks all the time, including my own brother, who didn't purchase an owner's title policy and then discover an issue with an encroachment, etc. 

I came into this backwards.I also discovered that as an attorney I can easily obtain a real estate broker's license in NY and MA.  

Seems folks think you're going to paint a master piece with a paint by numbers set.One might know how to pick a guitar but they won't be successful in the music business unless they study music.What is it that attracts real estate zombies, is it the smell of money?

Yet it was enough to trigger an obsessive interest in real estate investment, something I studied in college but never practiced. 

BTW, did you know that some very sound studies have shown that the "magic number" at which money stops being a major stressor for most people is only 65k a year?

What do you think would have happened if they discovered this while the wrap loan was still performing?  

I found out later that they were marking up repair costs by 20% which I did get returned when the contract ended, but the only reason why I even found out about this was I got a copy of the original contractor receipts (which they refused to provide me with) at the end of the contract and discovered that all of the bills I paid were higher than what was charged.
