Can someone who does wholesale deals in CT be able to give me some legal guidance and knowledge on how I will have to structure my deals?

I genuinely feel like I could be using private money to increase my marketing, but is tough to find a private money lender who will structure a long 8-12 month marketing finance deal to increase reserves.

Her attorney got ahold of it and is wanting to structure it as an amortization. 

Same basic building structure, his was SFH, mine were duplexes. 

Besides that, now you have to figure out how to structure. 

The other partner is out of state and is supplying 50% of the cash, but nothing else. 

I sell medical equipment and supplies.

The big boys with 000s of doors may feel otherwise; however, I've only got a couple SFH remodels in process and I've noticed no significant cost increase from contractors or supplies. 

I'm thinking that maybe the house shifted a bit as part of the move and that there are no real issues with the house.I'm trying to get a contractor to check out the property and let us know if there are any significant issues they can see, but from my understanding, even getting structural engineers to check out the property would require significant time and resources to perform a full evaluation.

I'm looking for feedback on how to best structure a rent to own program for condos in the state of Florida.
