The reason you lost equity is because appraisers are looking at comps that have sold in the six months, similar square footage, matched bed and bath count, within 3 miles of your property.

Hello all, ty for reading. ill throw out all the numbers i know so farPP of my house was 434k a few months ago. it is a new build, 3 bed 2 bath ranch 3 car garage and 1480 above grade finished with a basement the same size on .17.

I only have rough #s, but believe it would look like the following.Property in question:8 unit multifamily (Units are 2 bed/1 bath, built in 1992)Asking price : $1,150,000Annual taxes: $6,860Mortgage estimate : $4900/monthRents: unsure but likely approx. $1000/unitAfter PITI, prop. management/vacancy/ expense savings I am seeing cash flow of $1200/month.Financing:Down payment: 25% via cash out refi my duplex (it has appreciated alot)Remainder will be financed.The conundrum:Duplex currently cashflows at $800 (after prop. management, vacancy, save for expenses, etc).

You have to do your own numbers and guess what your appreciation will be to arrive at what is the best return for you.In my rentals I prefer granite in the kitchen and porcelain in the bath.
