If you want to point the finger, we can blame the Fed for holding rates low for so long, and the govt for printing 5 T, making money real cheap and allowing these NY investors to over pay on the real estate.I guess you have to wait until the banks take these assets back.

Hey @Eric Honas, I just want to make the point that be careful listening to others regarding their investment properties/airbnbs.

You can work with investors, make great relationships, learn and earn $$ on the way.

It is a legitimate way for them to make money off of inexperienced investors.

Also make sure you have a good inspection done.

It would make sense for us to start exploring in that area.

Based on your inputs, I think simplifying to a single management company and starting with a single holding company makes sense and then I will add additional holding companies as my portfolio grows.Nathan - on the $1m in equity per LLC portion, would you split properties up into separate holding companies based on type (e.g. residential, commercial office, commercial ag, etc.) or would you keep multiple property types in the same holding company as long as it's under $1m?
