Most products used in the US construction industry have to meet high standards to ensure they do not pose a threat to people, apparently the testing was not adequate in this case....  

If it's cash flowing and you are not REQUIRED to pay back the remodelling cost in full, and it's fairly standard interest rate, you would still have $20k in your pocket!

There is NO inspection report available, but I heard some contractors say it would take about 30K/4 weeks or so to bring up to rental standards.  

Not all banks are familiar with this and most CU's and banks I talk to run through their standard loan origination script and I'm getting penalized (with 3/4 points) for having purchased properties ALL-CASH in the last 6 months.Thanks, Mike!

Regarding investing in the market, please don't just buy standard mutual funds, either do index, or what I would recommend even more is read Tony Robbins book: "Money, Master the Game" and listen to the section specifically on asset allocation by Ray Dalio.  

A couple of standard things; there is no way your lender should need another 58 days to close.  

I ask, because if your company is covering, than hotels are great, easy, and safe, and usually include breakfast and other services (such as a gym, taxi services, translation help, etc.).Finally, hotels have a higher standard of English, while many guesthouses and serviced apartment owners don't speak English at all.
