I always get to speak to a person when I call their office, and they have enough staff to answer any aspect of SDIRA investing in RE. 

I do really enjoy working with others (business partner, staff, and customers) that I don't usually get from real estate so much.

@Manasseh Arnold emd is usually 5% min I'm seeing buyers now requiring 10% emd, and yes contract is not fully executed until both parties sign and emd is in an escrow account.
