Another strategy but it’s something I’d be very careful with because I’ve heard of a lot of people being taken advantage of by unscrupulous contractors is to find a very low cost of entry location, think $5,000-$30,000 single family houses that need renovations and then rent them out.

If they find a janky site looking like something for AOl days, your janky and nothing.

I would like to get on your mailing list or if you have something now, would love to see it.  

Switching PM's will take time away from doing something productive which would either be to sell it or to have the work done.

I’ve been intrigued to start my journey for a while and have been doing my fair share of research from listening to plenty of podcasts and reading books to really prepare my self and see if this is truly something I want to do.

I would say, a smaller few person firm (or single person) would be a better and more economical fit for something small like this. 

if its all your money and risk. then the 50 /50 split is not warranted at this level.I would want a better split for sure.. something like Hey we pay you set fee and a bonus but no way 5050 at least for me
