Once owned, my wife and I - with the help of our local, handyman buddy - spent about 2 months (just weekends and nights after work mostly) painted every inch, new carpeting in bedrooms, fixed some wood rot outside, new fixtures, mirrors, appliances, stained the back deck and did some landscaping.

I built my own wood fired outdoor hot tub, but for my personal residence. 

The home also has wood or vinyl thoughout.

All the barn wood you see was from the original leinenkugels factory which is quite cool, we still have a ton left.

I'm not in a flood zone, open to wood frame but prefer block, and since it's not a super high dollar area the build would be simple with basic but quality finishes.Having the septic done should not be an issue.

I have a 3/4 property in my sights that I feel I could turn to a 4/4 fairly easily.

Bought a house sight-unseen because it was the cheapest home in the school district we wanted.

Sevierville city, completely wooded, undeveloped, no driveway but with public road access. 

Homes are selling within an hour, sight unseen, with multiple offers... even in this pandemic.

Now my problem is lack of purchase opportunities... market is crazy hot in my neck of the woods.
