@Chris SeveneyThey did not support the wall correctly and i am going to get basement jacks as well as hire a structural engineer to asses and tell me the long term solution.As far as the sewer line repair,  comps are around 250K,  I am purcashing the house for 85K, i have budgeted 135K so far(without this repair)  I  have a total of 150K renovation budget.

Short-term is to move into the space by January 2022 (as my lease ends then) and live there for at least 1-2 years.If I get the duplex, I would house-hack until it was my time to move somewhere else and rent both spaces within the duplex.

We focus on year leases and sometimes allow existing long term tenants to do shorter renewals if they're nearing the end of tenancy and moving or what not.
