And with the contracts... do I find an attorney to right that up for me or can I just do it my self??

And now refuses to pay the $100 application fee( $50 per app, 2 applications).

We have a number of single family houses as rentals and are both self employed as service workers (acupuncturist and chef).  

I wanted to sign them both up for a 12 month lease, so that even if one of them leaves, they are both still responsible for payment.Should I ask them to apply as primary, and co-applicants?

If they do terminate the lease, be sure you're given proper notice per lease (read it) and applicable laws. 

Does anyone have experience using a self directed IRA in the Bay Area for flips or real estate investing?

I have a 3 br/3 bath unit that we just renovated and have listed up for rent...have had a TON of interest with 8 applications even before the first open house.I just got a contact from a company that does placements for an insurance company ....they place clients that have been displaced due to damage to their homes.

I’m also self employed so most of my purchases have been with alternative financing without going thru the banks.

I'm not sure I have the time to self-manage.
