In my browsing, I came across this post by Tim Wieneke, in which he proposes the creation of an "Official Bigger Pockets Guide to Investing":http://www.biggerpockets.com/forums/79/topics/35873-something-like-an-official-bigger-pockets-guide-to-investing-Such a resource seems ideal for someone in my position, but it looks as if it's either a work-in-progress or the idea has been dropped.I would consider taking an REI course, but the promotional materials for the ones I've come across seem pretty high on the BS scale, and stories of scam-artists abound, so I'm wary.

Who said I was going to continue getting into "debt"...As an investor, surely you also know the difference between "good debt" and "bad debt"...I'm not looking to leverage anymore "debt", than say Donald Trump (of course, I'm no where near that scale of wealth), but in principal, what is the difference?

I would put in his contract for that property or give him a written agreement (also with others on his crew as you see fit) outside his other contract stating that if he brings in this job or rehab under budget, or ahead of schedule based on reasonable original schedule (don’t set him up for failure here) to complete it, he/she gets a bonus of x on a sliding scale based on how under budget or ahead of schedule he/she finished the rehab or project.

If you were to put it on a 1-10 scale with 1 being a slum and 10 being real nice, I'd put it at about a 4.
