I am sending the bank all the necessary information as well as the cash flow rental model I built to analyze deals that showcase assumptions, income statement, projections, cash flow, debt service, and ROIC (cash on cash return).

Check with the authority having jurisdiction (Fire Dept/inspections) for what edition of the life safety code, and fire code they go by.

We're in buying mode in the middle of a flip, and looking for places beyond HD and Lowe's. - Windows- Doors- Tubs- Flooring/Tile- Countertop- Scratch and Dents...etc.My GC recommended Builder's Surplus in Smyrna(?).

There is no safety net. 

You had no choice to fix it - not only to protect the property but to ensure the health and safety of both tenants. 

Some municipalities do not allow bedrooms in below grade basements for safety concerns. 

For all that stuff that isn’t a safety issue, I’d just tell the tenant you’ll take care of it (what actually needs it) when you do your quarterly or bi-annual inspection

Their business model is amazingly successful and pretty easy to replicate.
