I've used a VA for data entry, putting together marketing documents based off a template (I send the pictures and basic info), gathering the information for foreclosure mailings of the county website, transcribing handwritten notes and lists into Word and Excel documents and a variety of other tasks like that.

Always good to meet as many people doing a variety of things. 

As a wholesaler, just simply finds great deals using a variety of marketing strategies, puts them under contract, and sells that contract to buyer for an "assignment fee" or "finder's fee".

I'd recommend checking a variety of banks like BB&T, SunTrust, a credit union like SECU if you qualify, etc. and go with the product you like the best.

I'm sure there are a variety of ways to specifically structure the deal depending on the intricacies of your situation, but this is more or less how I would attack it.

Also i know some of the big box stores work with a variety of contractors which are required to be licensed/insured.

Continue saving and look into a LOC on your existing home or duplex so when the right deal reveals itself you will be ready to pounce.

The seller could argue that a visual inspection would have revealed the catch basin full of silt, but that would not necessarily support their failure to disclose the problem prior to the sale.
