I just have the feeling that I'm missing something, and its difficult for me to commit to any place or investment until I resolve this.

I tried them but unfortunately they said they wont close unless the existing lien is resolved :-(If anyone else has a closing Attorney or Title Company that will close Sub2 deals in Ocean City, MD please let me know.Thanks so much

Legally they have no right to contact the owner directly.... if the tenant insists they do, have them cite the legal ruling...The big issue is "how do you resolve the conflict"?

I have just completed a complaint with BBB on APM and got no resolve!!

Until you strip it and see what you have, it's hard to count anything out unless there are already issues like severe mold, fire damage, or termites holding hands to hold the place up :)  Even foundation issues can be resolved to some degree. 

How quickly does the typical maintenance issue get resolved?

I would recommend it because it is resolvable if it is caught early.
