Hello,I wish to know what are some best practices to depreciate an owner occupied two unit property is it by square footage or per unit?

That said, I am going to use these next few months to practice analyzing deals, and expanding my network.

I'd say no since you're asking our opinion.Your practical options are:1) Sit down in a friendly setting with the Owner, ask him to open his books a little so you can see the hardship he is facing...negotiate a slightly lower profit margin for him, if he will and I'd think he might...no one wants to walk on a contract like this. 2) Walk away from this deal and find another Contr.

They are everywhere, the Feds regulate them, the state regulates them, and localities also regulate them.

However, like you’ve mentioned; the legal hurdles seem like a steep hill and will require many regulations change (which I do believe will happen with mass adoption from banks/larger institutions). 

Are the market conditions [number of people moving in or out of an area, supply of land and homes, regulation, income distribution, ect] the same in Detroit as they are in LA?

But they have their own living room, kitchen, bathroom, bedroom, office - it's a completely separate space in practice.
