Hey,In the process of saving money for a down payment on my first rental property.

As of this weekend I'm in the process of buying a duplex in Delhi Township.

So whenever you are confused about a process, just plug it into google or right here in the bp search bar.

I tried using Cozy.co for tenant screening, but didn't have many willing to go through the process (which may have been the area my property was in).

Studied like crazy and right out the gate...smh...I actually love it though, great lessons and hopefully this misstep will help the thought process throughout the rest of the Flip!

So I'm in the process of looking at turnkey investing.

One of my business associates also in the eminent domain process with LADWP was able to get an appraisal at $250,000 for his 5 acre parcel, by a different appraiser.We asked the appraiser to sign a declaration stating that his appraisal was not thorough and complete, since he did not have time to verify my comps, however he declined to sign the declaration.

If it's high, I would say try to pay them down super fast before you get preapproved so that's not over your head financially during the approval process for DTI.

@Bobby Clifford Not many have spoken to the process of obtaining your license, so I'll speak to that. 

I am new to rental property investing and I do see the age of properties ranging 7- 20. if the condition of the property good, would I be able to process to pursue 20 years old one as well?
