I recognize that I will need a team to be successful.

The more you can recognize a good deal verses a bad deal the better off you'll become in the long run.Almost all of my deals so far have required almost nothing down to get into, it was just the flip costs I had to come up with.

Doesn't really even have to be that reasonable.Just getting to meet folks would be great, as far as I'm concerned.Knowing Josh, its a non-issue, but I would not want to see anybody who's name you would recognize as a guru.

Incidentally, The Madison Square Garden ownership group teamed up with Irving Azoff (those of you into music will recognize that name) to totally refurbish the FORUM arena and now mega bands like the Eagles, Phish etc have played many nights there. 

If you are a fix and flip investor than cash flow has little impact and the cash on cash return becomes more important.A good investor should learn how to recognize profitability using both paths.

Doesn't matter if you are age 5, 15, 35, 55 or 75, it feels good to be recognized with a STAR for something well done!

I recognize that for others that have a desire for less effort this isn't as relevant.Next I think of rehab.  

You recognize that this tenant is not meeting her obiligations to you, the state of NY, or to the parents if she is not carrying insurance, or taking space in your building that she is not paying for.
