Apparently Woodhaven instituted a certificate of occupancy in April 2010, but I only realized this, this week after looking up local city websites.I see that Brownstown requires a rental to be registered in 30 days, followed by a rental inspection (180 bucks).  

I didn't even realize there are BP members in Seoul, Korea, my hometown!

I have had similar experience when buying HUD inspected homes only to realize that I had bad plumbing or foundation issues etc... we learn through a lot of hard knocks.

We want this to be a business and I think we've done most of our homework, but we also realize that we have tons more to learn....just that a lot of it will be on the job learning.

@Wayne Brooks  I didn't realize FHA had changed the rules in 2013!

It can take more effort than people realize to get properties rent-ready, contract terms in place, showings/screenings, etc.

I got started in the Real Estate world about 5 months ago when i realized that i needed to produce additional income.

I'm the problem and my problem was taking her word too seriously and move too fast without realizing that she might not be ready to do the deal yet.

One last thought, I realize the enormous risk of a flip, that is why i thought it might work to partner with a flipper, It would have to be someone with a proven track record.

What people need to realize is that these sites are all startups and they're going to wax and wane and figure things out over time.
