It's a lot coming into the Real Estate world.

This usually depends on what you plan on doing with the land, if it is entitled, etc.

Often they seem to sell in tougher neighborhoods because the initial numbers look the best there on paper.Generally I would look above Hwy 380 and maybe Sherman/Denison specifically, but there are other places too, depending on what your goals are. 

Real life example, I but HUD homes for a living.

The National Real Estate Insurance Group (NREIG) is really easy to work with and doesn't require repairs like that usually.

And that long term approach is how I see real estate benefiting the average person.To your point of not benefiting STR I slightly disagree, while this doesn't directly change STR rules I think it allows a potential for more STRs, again, if you're willing to make some sacrifices.
