It can be different everywhere.

Different buyers have different criteria, you'd lose a lot of deals that could have been sold using that strategy.

I know with mine, believe it would've shown different addresses over the years because I moved many times...the court will be able to find them even if they no longer live in a previous address?

I hold enough to cover a roof out of pocket if needed.I appreciate what thoughts/insight/experience folks have had, thanks.The age of the roof may make the difference.

This part is not that difficult as I am just applying the market rent change to my property and taking the difference between that number and my actuals.-  I do not want to factor in purchase price or forecast an exit price.

The property has a lot of differed maintenance.

I don't see how building a fourplex would be any different (at a high level), assuming you have an experienced builder lined up to do the construction.
