It looked good, and someone I trust checked it out for me - I'm out of state, but being there would not have changed anything, as I wouldn't have been able to identify duct work that's not to code, etc. by sight.

I would suggest that you sit down and narrow your sights on exactly what you want to do (SFR/Multi) and go after that specific niche and if you are going go that route finding a partner in that niche or go it alone.
