I helped him to prepare for multiple specific phone calls before they were made, anticipating the situation.I cheered him on when any small thing was done right.I showed him how devastating lack of skills and preparation were to both of us.I gave him a lot of training material.I made custom material and videos for his situations that he was facing.We brainstormed other ways he could improve and have fun at it (watching American movies for 'lingo')'Now, he's motivated every day.

I will try to avoid an eviction, but my local real estate club did mock evictions with seasoned attorneys who do evictions for a living and I know a good attorney....so I am somewhat familiar and prepared.

They aren't cheap, but when you're operating 50+ units you're in the multimillion dollar arena, which can and should justify investing in education to improve your odds of success and achieving a decent return on your very large investment.I've also been preparing for by investing in large apartment complexes as a passive investor.

As you said, any investor will want to see the numbers so be prepared to show your gross income, operating expenses, NOI, and CAP rate for at least the last two years and have your T-12 handy.
