Diversify geographic locations, asset classes, neighborhood classes and have a good balance of appreciation plays, equity building and cash flowing properties! 

If you are dead set with tackling this project solo then I suggest you factor in a decent amount of contingency cost and extra time for the project to run over.

I’d make sure to invest as fully as possible at least in my Roth IRA and if I had a W-2 job the employer matched retirement fund as I did none of that in my early years and am now playing catch-up.

I hadlightning take out a 55" TCL Roku, a full-size virtual pinball table, xbox, directTv and internet equipment in a single hit with a guest in place, and the next guests big thing was wanting to play the pinball table.
