No the fact that the title to the property will be in an entity instead of a personal name does not erase the debt from your credit, and a lender will still factor in the mortgage payment towards your DTI.

I don't want to speculate, what that is, but if you have good credit, a solid down payment and a business plan + a experienced PM they will be happy to fund you.

I understand that I should have a separate bank account from my personal checking/savings, but based on my research, this first deal won't necessarily provide cashflow with me living in one of the units (it will when I move out).
