I selected this structure after reading about it BP and Paper Source, and also being mentioned by multiple "gurus", and since it made sense to me, It seemed as the best way to structure the ownership of my Notes.Having the CFD in the name of a trust with beneficiary being a LLC, allows for a more efficient process to take back the property if Borrower is unwilling to correct the issue (the 20% rule not withstanding).

If you scan multifamily listings in Oakland (which I do periodically) I'm always struck by a) deferred maintenance, and b) tenants who are stubbornly stuck in place and whose units are really run down and living in bad conditions.

The finish on the floor is much harder than the finish on fine furniture, but they may be able to quickly and cost efficiently blend the scratches for you.Also on the cheap you might be able to get a scratch blend crayon from the floor manufacturer for your color, although don't expect the results of a professional blender.Just a thought.Good Luck!

I heard of someone saying recently that their lease uses non-refundable deposits (really more of a buy-in to use the property for the lease period).

@Courtney Johnson sometimes the city will take away the grandfathered use as MH if a space has been vacant for period of time, such as 6 months.
