He's the epitome of a slum-lord who inherited it from the parents & the place is in dire need of maintenance, yet he seems immune to code violations.Most of the little strip motels (there were many) have been forced into bankruptcy/foreclosure by a deluge of microtels that cropped up 2016-2019, then Covid hit, so most have 90% vacancies.

I currently rent in Brampton, where I pay $630 a month with all utilities included with some other nice perks.I’m a young guy and most people my age live with their parents, and some of my buddies have some properties already (condos in Toronto) that they rent out entirely for maximum return.It is from my understanding that legally you must live there for at least a year, no?

If "yes" or "no" then: "You've been such a great tenant that I know you would not intentionally cause thousands of dollars damage to this property, and so I wanted to let you know, if I were to find smoke damage to the unit, not only would I be forced to withhold the entirety of your deposit, but I may have to bill you for further clean up, which would likely impact your future ability to rent from other landlords."
