There is always opportunity but make sure you know your market and know what is happening in it before committing to a marketing budget built for 2021. 

There are an abundance of opportunities here meet or exceed the 1% rule. 

I'm thinking, "this is a perfect opportunity!"

The only thing I’m able to find about buying pre-forclosures online is all about “subject to” so thank you for sending somthing other then that.

That makes sense, It doesn't seem like I have much of an opportunity anymore, but hopeful that there is a chance that the beneficiary can sway the trustee.

Add value to your current property, and look for opportunities to refinance into a better loan where your an free up your FHA loan down the line.

So, if interest rates are a buyer’s primary reason for staying on the sideline, I recommend seeking opportunities to negotiate a reduced interest rate from a seller or looking at new construction, where builders are offering rate reductions and other substantial incentives.

Definitely an opportunity but if you don’t currently have much in reserves and won’t have positive cashflow early on, strongly encourage using your inspection contingency to address these items or provide funds for future corrections.

Oh, and just to be clear here - some of the approved condos here in Texas you can just check with an online search that takes maybe 60 seconds of time.  

Investing internationally is a huge opportunity, especially now that the US model based on cheap debt is kinda broken, but investors need to know what they're doing or they need to work with people who know what they're doing.
