So here is my scenario, please speak to if you have any experience in this and if it  could work.I recently negotiated an option on a multifamily for about 50% of its current value.

A mentor of mine with 400 units had said I can use a large seller credit to cover most of the down payment on a property I'm looking at.

I sold one of mine last year to a gentleman from out of state who needed to do a 10:31 exchange, and he ended up just moving his son into the place I would recommend advertising on local and even out of state Facebook groups.

I am just getting started on analyzing the data, however I am keen on investing in this area... specifically in small multi-family (no more than 4 units).

I've always planned on purchasing a bigger multifamily (20+).
