@Luis Moreno I've talked to numerous attorneys about this, and the best advice I was given is to open your LLC in the state where you're investing bc that's where you would be sued if anything happens so you want to be sure you're following all applicable laws and guidelines of that state.

I typically prefer Oak stained very dark in rentals due to how hard the wood is and it's affordability if purchased from the right suppliers.
